What the manager wrote

Eagle Materials has been a long-term holding of the Fund and a top three contributor to the Fund’s returns since inception. However, we are concerned with the new residential housing cycle, as housing affordability has been significantly impacted by rising house prices and higher mortgage rates. Although mortgage rates have recently reduced slightly, consumer confidence has fallen, and the response of potential new home buyers has been muted. This situation raises concerns about the increasing gap between new residential housing starts and completions, which could lead to reduced volumes for wallboard and increased pricing pressure. Given these factors, we determined that other companies provided more attractive investment opportunities at this time.

What the manager wrote

Late in the quarter we bought shares of Eagle Materials (EXP). Eagle is a producer of building materials, primarily cement and wallboard. The company has high barriers to entry and has demonstrated impressive returns on incremental invested capital, approximating 30%. Despite the capital-intensive nature of cement production, Eagle's operations are shielded from coastal imports, allowing for a 5.5% annualized growth in cement prices over the last decade. Their strategic positioning between upstream quarrying and downstream concrete mixing enhances their profitability and durability as a business.
