Yes. Many thanks, and good morning all. Many thanks for dialing in for our H1 2022 conference call. And as always, I will try to give you a short overview about the presentation. And afterwards, we have plenty of time to answer your questions.

So let's start with Page 4 of the presentation. That's the highlight slide, and let's have a quick look at the operational development in Germany. Quite good development in the vacancy rate in our residential units. Vacancies stood at 5.2% at the end of the second quarter compared to 5.7% at the beginning or at the end of the first quarter. So 50 basis points reduction, despite rent dip already in the press release that even after the balance sheet date, there's good development continues. So we are today at around 5.0% vacancy
