Ladies and gentlemen, good morning. Welcome to the Landsec interim results presentation for the 6 months to September 2021. I'm delighted that we're able to deliver these results in person today, but also, of course, that we're able to stream live for those unable to attend this morning.

I'll shortly give you an overview of the first half and 6 particularly important themes before Vanessa gives you more color on financial and operational performance. I'll then give a strategic update before moving to Q&A.

So the 6 particularly important themes that I mentioned. First, positive business performance and building strategic momentum. Now given the pandemic affected 2020 comparatives, will not be a surprise that the key indicators are all positive year-on-year, but the recovery has certainly been at the stronger and the more sustained end of our expectations range from 6 months ago. And more importantly, the business recorded its first increase in net asset value per share for over 5 years.
