Good morning, everyone. I'm Alex Abell, Fund Manager of Dexus Industrial REIT, and thank you for joining us for the 2023 full year results presentation. Dexus Industrial REIT has interest in 94 properties across Australia, and we acknowledge that each of these are on the lands of the traditional custodians. I would like to start proceedings by acknowledging the custodians across those many lands, pay respects to their elders past and present, and reaffirm Dexus' commitment to supporting reconciliation.
