EPR Properties (EPR) has reported a solid performance for the first quarter of 2025, with total revenue increasing by 4.7% to $175.03 million, up from $167.23 million in the same period last year. The net income available to common shareholders rose by 5.5% to $59.77 million, compared to $56.68 million in the previous year. The company's net income per diluted share grew to $0.78, marking a 4.0% increase.

The company also reported a 7.0% growth in Funds From Operations as adjusted (FFOAA), reaching $91.74 million, up from $85.72 million in 2024. This resulted in an FFOAA per diluted common share of $1.19, a 5.3% rise from the previous year. Adjusted Funds From Operations (AFFO) increased by 8.5% to $92.95 million, translating to an AFFO per diluted share of $1.21.

During Q1, EPR executed on its investment pipeline with $37.7 million in investment spending, including a $14.3 million acquisition of an attraction property in New Jersey. The company also purchased land for future projects in Georgia and Virginia, indicating a commitment of approximately $148 million over the next two years in experiential development and redevelopment projects.

Capital recycling efforts included the sale of three theater properties and 11 early childhood education centers, resulting in disposition proceeds of $78.9 million and a net gain of $9.4 million. Following the quarter-end, EPR fully repaid $300 million in senior unsecured notes using its credit facility.

EPR Properties has announced an increase in its monthly dividend by 3.5% to $0.295 per share, illustrating robust financial health and a positive outlook. The company remains focused on experiential property investment, maintaining a strong liquidity position with $20.6 million in cash and $105 million outstanding on its $1 billion revolving credit facility.

Looking ahead, EPR has raised its 2025 FFOAA guidance to $5.00 to $5.16 per diluted share, underscoring confidence in its financial performance for the year. The company continues to target $200 million to $300 million in investment spending and expects increased disposition proceeds between $80 million and $120 million.
