Thank you, Rachel, and good morning, everybody and welcome to the 2025 half year result briefing for Precinct Properties. I'm Scott Pritchard and I'm joined today by George Crawford, Precinct's Deputy Chief Executive, Richard Hilda, Precinct's Chief Financial Officer, and Anthony Randall, Precinct's GM for property.
