In calculating the Net-Net Working Capital (NNWC), Benjamin Graham assumed that a company's accounts receivable is only worth 75% its value, its inventory is only worth 50% of its value, but its liabilities have to be paid in full. In addition, Graham believed that preferred stock belongs on the liability side of the balance sheet, not as part of capital and surplus. In addition, Graham believed that preferred stock belongs on the liability side of the balance sheet, not as part of capital and surplus. In "Security Analysis", preferred stock is dubbed "an imperfect creditorship position" that is best placed on the balance sheet alongside funded debt.

New York REIT Inc is a real estate investment trust primarily engaged in acquiring, owning, and leasing commercial properties in New York City. The company's real estate portfolio contains a variety of office, retail, hotel, parking, and storage locations. The vast majority of this portfolio, however, is comprised of office buildings in terms of total square footage. Nearly all of New York REIT's assets are located in the New York City borough of Manhattan. The company derives its revenue mainly in the form of rental income from long-term lease agreements.
