Host Hotels & Resorts Inc. is a real estate investment trust that owns upper-upscale and luxury hotel properties, primarily in the United States, with additional holdings in select international markets. The company's portfolio consists largely of urban and resort hotels concentrated in central business districts, airport locations, and resort destinations. Its properties operate under brands owned by Marriott International, including Ritz-Carlton, St. Regis, W, Westin, Sheraton, and Marriott, as well as brands from Hyatt and Hilton. Host typically leases its hotels to taxable REIT subsidiaries managed by third-party operators, generating revenue through room rentals, food and beverage sales, and other guest services. The company has divested most of its international joint venture interests over time, narrowing its focus to domestic ownership while retaining a small number of properties outside the United States.
