Earnings Power Value also known as just Earnings Power is a valuation technique popularised by Bruce Greenwald, an authority on value investing at Columbia University. It is arguably a better way to analyze stocks than Discounted Cash Flow analysis that relies on highly speculative growth assumptions many years into the future.

The basic concept of EPV is that one should value a stock based on the current free cash flow of a company and not on future projections which may, or may not, come true. This valuation tool excludes the potential growth that a company may have so that needs to be looked at separately. Since future growth is excluded from the analysis, only the maintenance capital expenditures are subtracted from after-tax EBIT (earnings before interest and taxes) and growth capex is ignored.

Winthrop Realty Trust Inc is a real estate investment trust (REIT), is an unincorporated association in the form of a business trust organized in Ohio under a Declaration of Trust dated August 1, 1961. The Company conducts its business through its wholly owned operating partnership, WRT Realty L.P., a Delaware limited partnership. The Company is engaged in the business of owning real property and real estate related assets which it categorize into three reportable segments: (i) the ownership of investment properties including wholly owned properties and investments in joint ventures which own investment properties, which it refer to as operating properties; (ii) the origination and acquisition of senior loans, mezzanine loans and debt securities collateralized directly or indirectly by commercial and multi-family real property, which it refer to as loan assets; and (iii) the ownership of equity and debt interests in other real estate investment trusts (REITs), which it refer to as REIT securities. Its primary sources of income are rental income and tenant recoveries from leases of its operating properties, interest income and discount accretion from its loan assets, and interest and dividend income and appreciation from its investments in REIT securities.
