Management Fees (USD Mil) are one of the major costs for hospitality businesses.

Base management fees should be set so that they compensate managers for their cost of doing business, including overhead and base salaries. This is compensation for showing up to work and thus, should not be a source of profit for management companies as it generally is now. Usually, base management fees are approximately 1.0% to 2.0% of total revenue for most hotels, depending on size, or a duly considered flat fee.

Since it is a cost, a lower management fee is better. However, we also need to measure its effectiveness. Management’s effectiveness is evidenced by two primary results: the ability to generate an appropriate share of top line revenue within the relevant competitive market (in other words, to produce the highest possible level of Revenue per Available Room (USD)); and to convert that revenue into as much sustainable cash flow available to the owner (net operating income, or NOI) as possible.

Park Hotels & Resorts owns upper-upscale and luxury hotels with 26,373 rooms across 41 hotels in the United States. Park also has interests through joint ventures in another 2,656 rooms in four U.S. hotels. Park was spun out of narrow-moat Hilton Worldwide Holdings at the start of 2017, so most of the company's hotels are still under Hilton brands. The company has sold all its international hotels and many of its lower-quality U.S. hotels to focus on high-quality assets in domestic gateway markets.
