MREIT Inc. is a real estate investment trust in the Philippines, sponsored by Megaworld Corporation. It owns and invests in a portfolio of income-generating commercial real estate, primarily Grade A office buildings located in Metro Manila and other key Philippine business districts. Its properties are largely leased to business process outsourcing companies, multinational corporations, and other office tenants under long-term lease agreements. The company generates revenue mainly through rental income from its office portfolio, with additional income from parking and other property-related services. MREIT is managed by an external fund manager, and its mandate is to grow its portfolio through acquisitions of income-producing assets that meet its investment criteria, including location, property grade, and tenant quality. The trust distributes a substantial portion of its income to shareholders as dividends.
